§ 4.1. Residential, Forest, Agricultural (RFA)

  • This land use category encompasses by far the largest amount of land area. It is also quite explicit with regard to permitted uses of the land as will be identified in the proposed ordinance. Three subcategories are allowed in this district: single-family residential, crop/pasture land and forest.

    One of the most important phrases in this narrative is the term "Grandfather Clause." This provision allows any and all existing structures or facilities to remain wherever located regardless of how it might differ from the suggested land use as depicted on the land use plan map.

    Although Meriwether County is gradually changing from a traditionally agricultural county, a large area is still devoted to these endeavors. Such uses include row crops and pasture land. Nothing in this future land use plan suggests that this use be discontinued or discouraged. It has been successfully proven that single-family residential area can coexist with farm land.

    The third sub-category, forest, similarly successfully coexists with farm land and single-family residences. This plan does not advocate the reduction of this land. Market demand for this land for other uses should be the determining factor in any such reduction.
